Ore Tenus Motion: Asking the Court to do something out loud and in person at a hearing, no paper.

Conditions Precedent: The stuff you have to do before you can do what you want to do.

Notice of Intent to Lien: A letter that tells the owner you are going to file a lien if they don’t pay.

Notice of Intent to Foreclose: A letter that tells the owner you are going to sue them if they don’t pay.

Automatic Stay: A rule in bankruptcy that says you have to stop trying to get money for now.

Chapter 7: The type of bankruptcy where the owner just plain gives up – I can’t pay anything to anyone.

Chapter 13: The type of bankruptcy where the owner can pay some people but not everyone the whole amount and they need to pay over time.

Motion for Summary Judgment: A bunch of papers that tell the Court exactly what you want ($$) and why, and specifically asks them to give it to you.

Lis Pendens: A recorded piece of paper that is supposed to let the world know the property is involved in a law suit.
